We look at the competitive market analysis to determine a proper asking price, based on current solds, pending sales, expired and withdrawn listings, current active listings, and number of days houses have sat on the market. Also, to strategically differentiate your house from competing houses, we sometimes suggest a visit to nearby active listings so that we know how to distinguish and highlight your features against your competition!

STEP #3 - SET THE RIGHT PRICE
This is one of the most critical pieces of the puzzle. Of course, you want to net the most from your house - that is our goal as well.
This graph illustrates the effect of over-pricing on time and selling price. In this example, a property is priced above its market value and does not sell in the beginning; consequently the seller reduces the price in an effort to promote a faster sale. As more time goes by, the seller continues to reduce the price of the property until it sells much later, at a price considerably below market value. Statistically a listing gets "stale" after 3 weeks and the first offer is often the best offer.
